The site is located adjacent to the development limits of Oakhill and is therefore considered to represent a sustainable location for development of this nature.
The site is of a sufficient size to accommodate the proposal and can be designed to safeguard the character of the local area and the amenities of neighbouring residents and adjoining land users.
Means of access and parking arrangements can be provided within the site to meet the required safety standards to ensure the free flow of traffic on the highway.
The proposal has been tested against the following Development Plan policies. In the opinion of the Local Planning Authority, and subject to the conditions below, the proposal is acceptable:-
